How do I create properties and units in Peak Property?

A property is a building or plot with a name and address; a unit is an apartment, shop or parking space in it. With the target rent, Peak calculates what vacancy costs per month; without it, it says “unknown”, not €0.

    1. Open Peak Property and create the first property.
    2. Add the units with type, area and target rent.
    3. Under “Tenants”, create the lease for each rented unit.

  • How do I record a rent payment that came in?How-to

How do I record a rent payment that came in?

Under “Rents” → “Record payment”: lease, month, amount and date received. For each month, Peak takes the rent due minus your payments; paying too much in one month offsets too little in another. Rents are only recorded for started leases, and only what has already come in. Peak doesn't reconcile a bank account.

    1. Open Peak Property → Rents.
    2. Under “Record payment”, choose the lease and the month.
    3. Enter amount, “Received on” and the method, then save.
    4. Remove a wrong payment in the list with “Remove”.

A lease has been running for years. Will all the old months show as outstanding?

No. When you create it, you state from which month Peak counts rent (blank = this month). Nothing before that counts as outstanding. Peak only counts rent as overdue after the due day plus a grace period (five days by default).

How do I record a notice and a new tenant?

On the lease, choose “Record notice” and enter the move-out date. The unit then appears under “Becoming vacant”. You create the new tenant as a new lease, as a draft at first if you like; it runs from its start date. Only one lease per unit runs at any one time.

  • Does Peak Property send payment reminders or reconcile the bank account?Answer

Does Peak Property send payment reminders or reconcile the bank account?

No. Peak shows which rent is missing and since when, but messages nobody and reads no bank account. You record payments under “Rents”; a service charge statement isn't available yet.
